Part of owning a home means being vigilant when it comes to potential damage and being proactive in handling repairs as the year’s pass; normal wear and tear can do severe damage to every part of a home. A storm or other natural event can hasten that damage.
Roofs are usually the most exposed part of a house when it comes to the elements and a part of the house most often overlooked. But when damage occurs, whether it be caused by storms or merely the passage of time, it’s essential not to wait before getting repairs underway and filing an insurance claim.
Here are five useful tips to help you through the process:
1) Check for damage at least twice a year and always immediately following a storm.
The sooner you identify the damage, the better. Checking your roof at least two times a year—perhaps at the beginning of winter and summer—the better position you’ll be in to handle any damage before it grows too severe or expensive.
Always check your roof following a storm, particularly a major one. Check for loose or missing shingles, depressions or bowing, leaks, water damage, or anything that seems suspicious.
If you’re not sure you’re seeing damage or not, call in a licensed professional roofing contractor for a more thorough inspection.
2) Document everything and keep records.
If you find damage, take lots of pictures. Clear, well-lit pictures. You will also want to measure the areas where the damage is occurring and, in short, document everything you can think of. This information will prove useful to both your roofing contractor and the insurer.
3) Check your homeowner’s policy and see what it covers.
Immediately consult your home insurance policy to see what kind of coverage is offered for roofs specifically and damage in general. Every policy is a little different, and the language can sometimes be vague and confusing. Also, the older the roof, the more likely you’ll only get partial coverage.
4) Seek out a properly licensed and knowledgeable roofing contractor.
Check online, ask your neighbors, or consult with your local bank. Do some research before choosing the roofing contractor for your claim and repairs. Are they licensed and insured? Do they have a reputation for being reliable? How long have they served the area? Do they have expertise in repair and maintenance?
Most importantly, are they honest?
Don’t pick any old business. Pick the one that is going to serve you best.
5) Ask about free inspections or consultations.
You don’t have to wait until visible damage has occurred. Ask potential roofing contractors if they offer free inspections or consultations. Are they going to become as invested in you as a client as you may be with them when it comes to the health and care of your roof?
Ensure they can offer reliable advice and honest direction regarding what’s best for your home.
The one time “on the house” doesn’t mean free.
Roofs can be expensive. Repairs can be easy and affordable when caught in time. Caught too late, and the expense runs up quickly, and insurance may not cover as much as you’d like. If you have any suspicion at all that your roof would benefit from a professional conducting a roof inspection, then don’t hesitate. If you’ve just weathered a major storm and there’s snow in the living room, don’t hesitate. Take action right away.
